Real scenarios

How claims happen on vacant land

The shortcut injury
Claim: $75,000

Kids use your vacant block as a shortcut to school. One trips over rubble and breaks their leg. The parents allege the site was not reasonably maintained.

Coverage: The policy may respond to covered compensation and agreed legal defence costs if you are legally liable.
The fire spread
Claim: $45,000

A grass fire starts on your vacant land and spreads to your neighbour's property, damaging their fence and shed.

Coverage: Covered property damage liability may respond, subject to the policy terms, conditions, and exclusions.
The falling tree
Claim: $35,000

A dead tree on your land falls during a storm, crushing a car parked on the neighbouring property. The owner claims you failed to maintain the land.

Coverage: The policy may respond to covered property damage liability and agreed defence costs.
The boundary damage
Claim: $25,000

A loose fence panel or unsecured item from the block damages neighbouring property during bad weather.

Coverage: Covered liability can include compensation for third-party property damage, subject to the policy wording.

Frequently asked questions

Common questions about vacant land insurance

Do I really need insurance if the land is just sitting there? +
Yes. Land ownership can create legal liability for injury or property damage connected with the land, even when it is not actively being used. The policy responds subject to the application answers, schedule, terms, conditions, and exclusions.
What if I have 'No Trespassing' signs? +
Signs, fencing, and maintenance records can help show you are managing the risk, but they do not remove the need to consider liability cover. If something happens, notify us promptly and do not admit liability before the insurer investigates.
I'm planning to develop soon. Is this the right cover? +
It can be suitable while the land is being held or awaiting approval, but not once construction, excavation, alteration, demolition, renovation, or active development works begin. At that point, you may need Contract Works Insurance or another policy.
Does this cover low-intensity uses like agistment, camping, or market stalls? +
The quote path can support certain eligible low-intensity land uses, including those shown on this page. Eligibility still depends on your application answers and the policy schedule, terms, conditions, and exclusions. Some commercial, industrial, or higher-risk uses may need different cover.
What if the land is in a bushfire zone? +
The policy may respond to covered liability for injury or property damage arising from the land, subject to the policy terms and exclusions. You should still maintain firebreaks and comply with council or statutory requirements.
What are the coverage limits? +
You can choose from $5 million, $10 million, or $20 million per claim. Legal costs are handled in line with the policy wording, including costs incurred by Agile or with Agile's written consent. Excess starts from $500.
